What We Build

The Driveway is the First Thing People See — Make It Count

Your driveway sits at the front of your home, runs under thousands of pounds of vehicle weight every day, and bakes under the South Florida sun for decades. It's also one of the highest-impact upgrades you can make to your home's curb appeal and resale value.

Concrete Designs LLC has installed more than 500 residential driveways across Miami-Dade and Broward County since 2004. We pour everything from clean modern slab driveways in Hialeah and Doral to stamped concrete driveways in Coral Gables and luxury turf-inlay driveways in Pinecrest, Aventura, and Weston. Every project follows the same disciplined process: proper site prep, the right base, correct reinforcement, the right concrete mix for Florida's climate, expert finishing, and proper curing. That's how concrete poured in 2005 still looks great today.

We're a father-and-son family-owned business. The owner — Manny Mollinedo — runs every estimate and check-in personally. His dad, the company's founder, is on every major pour. You're not getting a salesman who hands the project off to a sub. You're getting our family's name on your driveway.

Driveway Options

5 Concrete Driveway Styles We Pour

Every driveway we build is custom-designed for your home, your budget, and your HOA. Here's a quick overview of the options — we'll walk through them all at your free on-site consultation.

1. Plain Concrete (Broom Finish)

Quote-Based

The classic, modern South Florida driveway. Clean grey concrete with a brushed broom finish for traction and a contemporary look. The most affordable option, fastest install, and the most durable for daily wear. Pairs beautifully with modern homes.

2. Stamped Concrete Driveway

Quote-Based

Poured concrete stamped with patterns that mimic stone, slate, brick, or wood plank. The look of pavers at a fraction of the price — without the maintenance issues (no shifting, no weeds, no sand replacement). Sealed for long-term color retention.

3. Modern Turf-Inlay Driveway

Quote-Based

The hottest trend in South Florida luxury homes. Large rectangular concrete pads separated by strips of premium artificial turf for a clean, architectural look. Excellent drainage, minimal upkeep, and unmistakable modern curb appeal.

4. Exposed Aggregate Driveway

Quote-Based

Decorative finish that exposes the natural stone aggregate in the concrete for a textured, slip-resistant surface. Great for driveways with slope, pool areas, or homes wanting a more natural, earthy look. Extremely durable.

5. Decorative Concrete Driveway

Quote-Based

Stained, scored, or band-detailed concrete for a custom one-of-a-kind look. Includes acid-stained concrete, integral colors, decorative borders, and saw-cut patterns. Common in Coral Gables, Coconut Grove, and historic neighborhoods.

6. Combo / Custom Designs

Quote-Based

Mix and match: stamped main driveway with broom-finished aprons, turf inlays around stamped sections, decorative borders around plain pads. We do circular drives, motor courts, side-yard pads, RV pads, and full multi-car luxury layouts.

Every driveway is quote-based. Final price depends on size, finish, demo, drainage, base prep, reinforcement, site access, and permitting requirements. Free fixed-price written quote at the on-site consultation.

Why South Florida Hires Us

Built for Florida. Backed by 20+ Years.

Right Mix for Florida

We use 4,000+ PSI mixes with proper air entrainment for South Florida heat and humidity — not the cheap 3,000 PSI mix some contractors substitute.

Proper Base Prep

Compacted limerock or crushed concrete sub-base, brought to grade and tested. Skipping this is the #1 reason driveways fail in 5 years.

Reinforcement Done Right

#3 or #4 rebar on chairs at proper spacing, or fiber-mesh in the mix. We don't dump rebar on the dirt and pour over it — that's not reinforcement.

Permits & HOA Handled

Every Miami-Dade and Broward city we work in. Aventura, Pinecrest, Coral Gables, Weston, Parkland, gated communities — all handled.

Fixed-Price Quote

Every estimate is a real, written, fixed-price number — no vague ranges, no surprise change orders. What we quote is what you pay.

Owner On-Site

Manny — the owner — is on every estimate, every design walkthrough, and every major pour. You have his cell.

Driveway FAQ

Things People Ask Before Pouring a New Driveway

How much does a concrete driveway cost in Miami?
Driveway pricing is quote-based — every project is custom and depends on size, finish (plain, broom, stamped, turf-inlay, or decorative), demo of existing driveway, drainage requirements, base prep, reinforcement, site access, and permitting guidelines. We provide a free fixed-price written quote on every project at the on-site consultation, no obligation.
How long does a concrete driveway last in Florida?
A properly installed concrete driveway in South Florida lasts 30–50 years with minimal maintenance. The keys are correct base preparation, proper reinforcement (rebar or wire mesh), the right concrete mix design for Florida's climate, and proper curing. Driveways we poured in the early 2000s are still in great shape today.
How long does it take to install a concrete driveway?
From pour day, most residential concrete driveways are walkable in 24–48 hours and drivable in 5–7 days for passenger vehicles. Total project timeline including demo, base prep, forming, pour, finish, and cure typically runs 7–14 days. Stamped or decorative driveways add 1–3 days for the stamping and sealing process.
Do you handle permits for driveway installation?
Yes. We pull all required city permits, handle HOA submissions, and coordinate inspections in-house for every driveway we install in Miami-Dade and Broward County. You don't have to talk to the city — we do it for you.
Can I replace just part of my driveway?
In most cases we recommend a full replacement when there's significant cracking, settling, or surface failure — partial replacements rarely match the original color and tend to highlight the seam. That said, for small repairs or expansions (adding a side parking pad, fixing an apron at the street), partial work makes sense. We'll give you an honest assessment at your free estimate.
What's the difference between plain, stamped, and turf-inlay driveways?
Plain concrete is a clean grey slab with a brushed broom finish — modern, durable, and the most affordable option. Stamped concrete is poured and then stamped while wet to mimic the look of stone, slate, brick, or wood plank — much cheaper than pavers with similar visual impact. Turf-inlay driveways feature large concrete pads separated by strips of artificial turf for a high-end modern look — the most popular trend in South Florida luxury homes right now.
Will my new driveway crack?
All concrete develops some hairline cracking over time — that's the nature of the material as it cures and expands/contracts with Florida's heat. The goal is to control where it cracks. We cut control joints in the right places, use proper reinforcement (rebar or fiber-mesh), and apply the right curing compound so cracks happen at expansion joints (where you can't see them) and not in random places.
Do you do driveways in HOA communities?
Yes — we work in HOA communities throughout Miami-Dade and Broward, including gated neighborhoods in Pinecrest, Coral Gables, Doral, Weston, Parkland, and Aventura. We handle the HOA architectural review submission, color/finish approvals, and any required engineering drawings. Most HOA approvals take 2–4 weeks before we can start construction.
Do you offer financing on driveway projects?
Yes. We offer 0% APR financing up to 24 months for qualified customers through Wisetack and Wells Fargo. The application takes 2 minutes online with no impact to your credit. We can show you sample monthly payments based on your project's quoted total. See full financing details →
Are you licensed and insured?
Yes. Concrete Designs LLC is fully licensed and insured to operate in the State of Florida, with general liability and workers' compensation coverage on every project. We send proof of license and insurance before any contract is signed.
Can I drive on my new driveway right away?
No — concrete needs time to cure and reach full strength. After pour day, you can walk on the driveway after 24–48 hours, drive a passenger vehicle on it after 5–7 days, and park heavy vehicles (work trucks, RVs) after 28 days. We mark the cure timeline clearly at the start of your project.
What size driveway can you install?
From single-car residential driveways (about 200 sq ft) to multi-car luxury motor courts and circular drives (3,000+ sq ft). We've also done commercial parking pads, RV pads, and side-yard parking expansions. No project too small or too large for our crew.
